Content: This class teaches students how to be successful landlords by managing their portfolios of rental property. Students learn ways to locate and place tenants, deal with day-to-day operations and handle challenges as they arise. Students examine the tax advantages of owning rental property and analyze advanced rental strategies to maximize cash flow. This class emphasizes the ways to find high-quality tenants with whom the student can establish lasting business relationships. Course Objectives: Understand a landlord’s business priorities. Understand federal and state laws that apply to rental housing. Learn to find quality tenants through a screening process. Understand the process that must be followed when the tenant breaks the lease terms. Interpret responsibility for rental repairs.
