This class provides students with an owner’s perspective and basic understanding of the structure and operation of their real estate investment businesses. Topics include: business management principles, key accounting statistical measurements, basic accounting and bookkeeping requirements, cash flow requirements and planning, how to perform a detailed property analysis, required business financial statements, business banking and establishment of business credit, understanding the legal entities that are typically used by investors, and a review of the impact of tax savings achieved through ownership of real estate investments.

Course Objectives:
Learn business management principles necessary for the successful operation of a real estate investing business. Learn the importance of cash flow planning and business survival. Understand how to complete a financial projection analysis including cash flow, ROI, cash on cash return, LTV, expenses, depreciation, and profit margin on a property. Understand the financial statements that are required for the business. Learn how to read and use balance sheets and income statements.
