This class presents the concepts and realities of how to successfully manage investment property to directly affect the investment’s value. Offering an in-depth look at the art of managing time, property, and people, this class will give students an understanding of why effective property management is a key part of establishing and maintaining value in investment properties. Whether managing the property yourself or managing other people or companies that manage your property, properly maintaining and increasing the value and cash flow of your investment property is crucial to your investing success. Underlying the business of protecting and preserving investment value is a management philosophy that focuses on driving that value through forced appreciation and management of net operating income rather than through property maintenance.

Course Objectives:
Examine strategies that provide leverage and establish value in investment property management. Understand how due diligence starts the property management process. Understand the responsibilities involved in running a property management company and what you can expect from property managers. Learn what and who to consider when building your property management team. Learn how to manage tenants to reduce problems and increase profits. Learn how to make investment properties rent ready. Understand a property manager’s role and the investor’s role. Identify typical costs associated with property management.
