If any of your classes are affected by time changes in the schedule, you will receive an email notification of your new class time.

If you have designated a Tuition Partner, the Primary Student will see a check box in the Class Scheduler for the Partner class selection. The Primary Student will be responsible for scheduling the classes for the Partner. PLEASE NOTE: Partners will NOT be allowed in class unless they are scheduled to be in that class. No exceptions!

Raising awareness of debt management strategies and presenting the rationale and principles of budgeting, the class will teach students how to conduct prudent due diligence, how to live within their means to eliminate debt, and how to become more conscious, proactive consumers. This hands-on session will examine the benefits of tighter expense controls, share an overview of credit reports and scores, and review time-proven, wealth-building success principles.

Introduction to Commercial Real Estate

This class examines the four major commercial real estate investment types. Students will gain an introductory understanding of the basics about apartments, office, retail, and light industrial buildings. A property’s physical aspects, lease type, and financing options will be reviewed. Light will also be shed on due diligence factors that contribute to a property’s value more than location alone. To enable students to determine what type of investment they may be best suited for, the nuances of various types of commercial investments will be taught providing a general understanding of both the risks involved in commercial real estate investing and the resources required. Through breakout sessions that present lease-holder information and investment scenarios, students will gain a better understanding of commercial investments and a comfort factor to apply the knowledge gained to their markets as they source out good investments and take the initiative to learn more about the industry.

Introduction to Land Development

This class presents a five-step process for land identification, procurement, and entitlement The focus is on basic principles and strategies of land location, market needs analysis, project approval, and the decision-making processes involved therein. Students will understand how to determine the viability of a project for potential profitability and marketability while learning the key role that knowledge plays in the land development process. Topics covered range from developing a feasibility study, to land identification, to plan submittal. A practical application breakout session offers students the opportunity to conceptualize the creation of a minor subdivision.

Offering an in-depth look at the art of managing time, property, and people, this class will give students an understanding of why effective property management is a key part of establishing and maintaining value in investment properties. Whether managing the property yourself or managing other people or companies that manage your property, properly maintaining and increasing the value and cash flow of your investment property is crucial to your investing success. Underlying the business of protecting and preserving investment value is a management philosophy that focuses on driving that value through forced appreciation and management of net operating income rather than through property maintenance.

In this class, students learn the necessary elements to generate significant passive income yields when purchasing real estate secured seller-financed notes. In addition to learning the most effective techniques to locate and negotiate the purchase of a note, students will learn methods of structuring and creating notes while also role-playing the initial conversations and negotiations that take place between note holders and investors. Students will review the forms used in seller-financed note transactions, learn the due diligence involved in compiling and verifying the necessary information, calculate an offer based on desired yield, analyze deal risk factors, and learn the process of closing and funding a note purchase transaction. To get the most out of this educational experience, students must bring an HP 10B II calculator to class. Calculators will not be provided.

Course Objectives:
Learn what a seller-financed note is and its advantages and disadvantages. Identify the 7 step process of investing in seller-financed notes. Understand how to locate existing seller-financed notes. Calculate and verify note terms and pricing options. Evaluate a seller-financed note to determine pricing options and safety. Understand how to properly structure and negotiate a seller- financed note. Examine the documents used in transacting the purchase of a seller-financed note.
